Sealcoating.
Done right.
Sealcoating is sunscreen for asphalt. A coal-tar or asphalt-emulsion based sealer applied every two to three years blocks UV, slows oxidation, keeps water out of the binder, and restores the deep black finish that fades in the prairie sun. The cheapest and best maintenance you can do on a paved surface.
Why sealcoating matters in SK
Saskatchewan asphalt sees brutal UV in summer, freeze-thaw cycles in spring and fall, and salt and abrasion all winter. Every one of those is hard on the binder that holds the aggregate together. A fresh sealcoat shields against all four, and costs a small fraction of what a tear-out replacement costs.
When to do it
New asphalt: wait at least 6 months so the mat off-gasses first. After that, sealcoat every 2 to 3 years in Saskatchewan. Sealing too often gives diminishing returns; waiting too long means you're past prevention and into repair.
Process
Surface cleaning (sweep, blow off, address oil spots), crack-fill any open seams, mask out edges, apply the sealcoat in two coats with a squeegee or sprayer depending on the surface size, let cure 24 to 48 hours, restripe if needed.
